A Brief History of Tri-County Title Agency, Inc.:

In 1984, the State of Michigan, Insurance Commissioner determined, that Real Estate Companies owning Title Company was not in the the best interest of the consumer. He then ordered Real Estate Companies to divest themselves from the Title Companies they owned. Lincoln Title was jointly owned by two Real Estate Companies at the time. They sold their interest in Lincoln Title to their then Vice President, C. Parrott and he incorporated Tri-County Title Agency, Inc., in August 1984. 

Some other Title Companies were also owned by banks and other Real Estate offices, but some of them didn't exactly divest. They moved ownership to someone else, that controlled, but that seemed to satisfy the State of Michigan, even though it was not completely transparent. 

Why is being independent so important? We have had Real Estate agents bring us orders, when they couldn't get the "controlled title company" to do the closing or title timely, so he brought the order to us. Whether this was a case of being too busy, or knowing that the agent was stuck with a title company or the title company just didn't want to do one more file. it doesn't matter! The point was the client didn't get the service he wanted, when he wanted it. A "controlled title company" doesn't have to perform any extra services to keep a client happy. This is what free competition promotes. We provide services over and above the call, just to keep clients coming back.
